It looks great value.
If you can get a couple of mates to go in with you especially so.
A couple of caveats
1. You are going to spend some capital fixing it up but be careful because the landlord may then ask greater rent or evict you and let again to new tennants. You are spending and refurbing on the basis you will get cheap accommodation for a while but for how long? It may be in your interest to get an agreed period of tenure up front (3-5 years?) then it will be fairer on all parties.
2. Getting planning for an aire or site if it is not your land may be tricky but nothing to stop you holding small meets or having mates stay "within the curtailage" on very temporary basis only. All subject to planning laws but also depends (practically) on neighbours and how overlooked the the property is.

I agree with Vernon, you need to make sure that you, and not the landlord, reap the benefit of refurbing it. Nice project for someone, though.

There is no neighbours yeah 4 of us are looking at going in together £150 a month for all that space.Also its a good stop off for anyone passing through who needs somewhere safe to pitch for the night Also hoping to get the stripping caravans for parts to sell on to self build motorhomers off the ground a bit more this year so an ideal place to do it

Hmmmm.... I think I must be missing something because I can't see what the attraction is. To me it looks like £7,200 to rent what appears to be semi-derelict land with buildings in need of repair. Any repair work completed would be of more benefit to the landlord than the tenant. As for camping, from the pics it doesn't look particularly salubrious and isn't the sort of place I'd want to visit for a holiday. I'm all for investments with potential capital growth but here, IMO, it would be the landlord who benefited. As for setting up a camping facility, it can also take a couple of years to get planning consent for camping (I've been involved in setting up a site myself) but judging by the general appearance of the site, it doesn't look like a potential camping area to me. I'd be very wary and suspect it could gobble cash - rent, business rates... with little benefit for the tenant. Or is the plan to rent the workshops for another business project entirely? If so, I can't really see how camping links in or this being permitted...

Yes, definitely want to stay clear of business rates but I guess you would be dismantling caravans for your "own use" and selling any duplicate parts you may happen to have on ebay and cash in hand etc.

i'd do loads of research, beware of councils. my scooter club had a coupla containers on a farm industrial site, well out of the way, miles from anywhere. we used it as a clubhouse/hq, stored our scooters there did some work on them, improved our end of the site no end. then the council came sniffing and wanted lots and lots of money, took months to sort out and cleared out the club funds and we lost the site.

Yeah the more i look into it the more daunting it becomes might have to pass on this occasion.Shame though as its a lot of land for a small price if it could be used for something else might have been worth it.

Well, if you can get assurance of a fixed period of tenure, and only use it for residential purpose, it shouldn't be such an issue, and it may still be a good deal provided you can guarantee the tenancy for a certain period. Clearly anything else you carry out on the premises should not be on a commercial scale, and only nominally for your "own use" ancillary to your residential occupation (such as a person dismantling a caravan on their front drive or in back garden).

have you looked at the possibility of actually buying it Will? If the landlord cannot get anybody to rent it he may just want to get shut. Maybe a bargain with potential could be had that way, especially if your mates went in with you with a view to making it habitable?

I am in no position to buy any sort of property also the houses are listed as far as i know so think that would be an issue all in itself.Nice idea though for someone who could.
