Does anyone have any recommendations for make/model etc. I don't want to spend megabucks, something in the £200-250 range is fine. Likewise the drier. Maybe not the total cheapest but a budgetish model I don't really know much about the modern ones as have used a launderette for past 7 years.

For a washer I would stick with Bosch, well made, I have the Classixx 6, they use them in the local sheltered housing complex, where they can be used a lot more than in a usual domestic setting so they want something reliable. No longer bother with a dryer as I prefer using my creel, but we used to have a gas one, cost a bit more initially but there was big savings on the running costs, but not sure whether that would still be right.

I have always found separating better, bosch are great, i got mine from a second hand dealer locally, about 5 years ago and a bosch dishwasher about 3, all came with 3 month guarantees and still going...have you got any second hand shops locally?

If you're still proposing to let your home, I wouldn't bother with either as your tenants will probably bring their own.
If you're not letting your home and they're for your own use then Bosch are generally regarded as the best and washer-dryers as the least reliable.
However, we've always had cheapie washer-dryers due to restricted space. My first was a Creda which lasted about 17 years and our current is a Hotpoint which is now about 8 years old. There's a little rust on the front and I had to replace a thermostat earlier this year (about £30) but it works perfectly.

The tower drier might be able to go in the old airing cupboard as that is minus a cylinder now as having a combi boiler put in.

Elec airer / towel rail in the old airing cupboard will need ventilation, preferably direct to outside, otherwise you'll get mouldy walls... Am sure you have had enough mouldy walls to last a lifetime. Been thinking and much as I'd love to spend a few hundred quid of someone else's money this week, I think it's better to wait and not get washer and drier just yet because .... 1. Brand new appliances going to get filthy, dusty, bumped etc when the heating and new windows are installed, and in case of any faults, this may invalidate the warranty, 2. Depending on who you let the house to, as Karen says, they may have their own appliances, 3. The launderette in Royston is very cheap, open late, and has car parking spaces behind, and is 2 mins from where you work, plus the nice man there said I could park up overnight in the launderette's car parking spaces so long as I moved by 8am the next morning - that could be useful for you for early starts at work on occasion, so worth maintaining the connection, 4. You now have a washing line and clean pegs which can reduce your laundry costs by almost half (plus it's much more eco friendly) - even on a day like today, washing will dry on a line in a couple of hours. A clothes airer in a centrally heated and ventilated house (ie, a small window open) will get rid of any dampness within an hour, 5. The post Xmas sales will probably offer substantial savings on white goods, and gives time to research properly the different brands and models. Regarding fridge, again I think its best to wait until after work completed - gives time to plan kitchen layout properly and take measurements of appliances etc. For the short term whilst undergoing the renovations, I'm sure we could pick up a second hand fridge for about £30 from local ads, or even a free one from Freecycle which would do whilst the work is underway and it won't matter if that gets dirty / damaged, and in the long run, a second fridge is always useful at Xmas time or if the house is going to be for shared tenants (one for the vegetarians / beer / oversized Xmas turkey etc). However, I can't wait to get out today and buy you a decent hoover to start tackling the cobwebs etc

Depending on who you let the house to, as Karen says, they may have their own appliances, - and remember you are liable for the repairs of any white goods you provide hence it's better to let tenants bring their own (which are less likely to be abused and no risk of theft from landlord!). The only exception is a cooker. If you provide a gas cooker it will need to be checked annually. If you provide an electric cooker the installation will only need to be checked once. If your tenant brings their own cooker then you need to arrange installation and checks at their expense, annual in the case of gas. The easiest option is simply to provide a basic electric cooker and no further appliances. Providing too many can be a deterrent - most potential tenants of a 4-bed house will already have everything they need and either you or they would face storage costs if already installed in the house.

Shame you aren't nearer, Vern, we've got an Argos clearance outlet up the road. They come from miles around for the bargains! Got a cheap new washer there earlier this year when other broke down. Cost quite a bit, mind. £129 !
